 The economy is up.  The economy is down. Home sales are up.  Home sales are down... again and again.  When times are tough selling your home, it's time to get tough selling your home when nothing is selling.

       
 

Where's the market for selling your home?

Okay it's not a buyers market.  Home sales are at a record low, while housing costs are sky-rocketing.  The housing market is flooded with an avalanche of new investors and home owners who are scurrying to unload their home properties for sale.  What can you do? Sit and wait it out?  Not hardly-  Here's what you can do to sell your home fast when nothing is selling.

Know your Real Estate Realtor

To start out, if you're selling your home through a realtor, you need a good realtor... I mean a GOOD realtor.  Your home is your home, but your home investment return is only as good as the realtor who markets and slams the final sale for you.  What's he or she waiting for?

A smart way to recognize a good realtor is through his/her organization skills. He/she will have all the pieces of the puzzle in place, and in easy reach- always.  A good realtor will collect and keep an aggressive track record of potential prospects- like pollsters keep tabs on voters before election day. A good realtor keeps a tight ship and runs it like a well oiled machine. Nothing is ever out of place and no stones left unturned.

Mix and Match Buyers For Home Property Features

A realtor's main function, besides having to list and sell your house... is to first match a potential prospect/buyer for your home property.  Not just any ole buyer mind you- but rather a potential buyer/s who has a special interest in your home property features

Property features may be a three car garage and/or workshop, a fully customized bathroom/s or laundry room.  Or perhaps a built in swimming pool, lake front property, specific room or building footage, geographic location and the list goes on and on.

Your home property features are what your realtor should be trying to sell first and foremost. A good realtor will have the ability to target a huge audience of potential buyers who are specifically looking for that special home feature. Provided of course, they've assembled their own list and/or have access to a massive database having such information.  A good realtor will.

Keep these tips in mind to sell your house fast- when nothing is selling

  1. Don't settle for the first realtor you encounter... they're a dime a thousand these days. If you want results in selling your home, you're going to have to go hunting. Real Estate Realtor hunting that is.
  2. Make sure to place strong emphasis on listing your home & property selling features with your realtor. It's important to make sure you identify and list your home's strongest advantages and highlight its selling points.
  3. Keep on top of your realtor.  Don't be afraid to ask questions, suggest ideas and receive updates on a regular basis.  Don't sit and have to wait in order to hear from your realtor.  If so- dump him/her.
